The Heaning

A design-led estate near Windermere, shaped for gathering, slowing down and staying well together.

At the centre of the estate sits The Hub – a flexible, design-led space created for shared experiences.

Host a workshop, gather for a private dinner, or hold a meeting that feels far removed from the usual setting. With space for up to 50 guests, along with a catering kitchen, audiovisual setup and outdoor seating, it offers a considered backdrop for everything from wellness retreats to celebrations.

Set just beyond Windermere, where the Lake District begins to open out into valley and fell, The Heaning Estate is a place to arrive, settle, and stay a while.

Tucked within five acres of gardens, meadow and orchard, it offers a slower kind of luxury – one shaped by landscape, design, and a sense of quiet independence.

Here, days unfold at your own pace. Morning light over the Kentmere Horseshoe. Coffee on a private terrace. Evenings spent around long tables, or out under open skies. Whether you come together as a group or slip away for a few days’ rest, the estate is yours to inhabit as you choose.

Place to Unwind,
Naturally

The Heaning Estate sits within the Lake District National Park, a UNESCO World Heritage landscape known for its enduring beauty.

Just over a mile from Windermere, it remains quietly removed — reached by a private, tree-lined drive that opens onto wide views of surrounding fells and valleys.

What stands today is the result of a careful restoration. A once dilapidated Victorian residence and its surrounding barns have been thoughtfully brought back to life using traditional Lakeland materials and local craftsmanship. Original features sit comfortably alongside contemporary design, creating spaces that feel both grounded and refined.

Life here extends beyond the front door.

Across five acres, the estate unfolds into formal gardens, open lawns, wild meadow and orchard.

There are places to gather – a croquet lawn, terraces, and outdoor seating – and quieter corners for time alone. The Heaning Meadow offers space for picnics and long afternoons, while a woodland rhododendron walk leads through landscaped paths with views across the surrounding countryside.

Children roam between playhouse and garden. Grown-ups find their own rhythm – reading in the sun, walking straight from the estate, or simply doing very little at all.
